Robert Levine and Harrison Rowen launched Outline Capital in 2025 to build a lasting real estate investment platform focused on thoughtful, contextual, high-end single-family development. The firm reflects their shared passion for design and deep experience across the capital stack.

Robert and Harrison's previous professional experiences have provided them with a unique vantage point. They've worked with some of the most sophisticated homebuilding operations in the country, developing a deep understanding of deal structuring, capitalization, and risk management.

Both bring an appreciation for market nuances, including the distinct geographic, regulatory, and design challenges each location presents. They work closely with local real estate brokers to understand demand dynamics, market trends, as well as submarket and micro-market conditions within larger metros. This ground-level, real-time intelligence allows them to navigate opportunities from both equity and debt positions with clarity and conviction.

Within both the development and lending platforms, Robert and Harrison operate with exceptional granularity. They study floorplans, view corridors, sun path analyses, programming, and construction quality, evaluating projects with the rigor of both credit investors and design-minded principals. This dual lens ensures every decision is informed by financial discipline and design integrity.

Robert earned a BA in Urban Studies from the University of Pennsylvania and an MS in Real Estate Development from the Schack Institute at NYU.

Harrison earned a BA in Applied Mathematics and a BA in the History of Art and Architecture from Brown University.
